What types of homes qualify for an instant offer?

Single family and townhomes built after 1950 between $100,000 - $400,000 on less than one acre of land. The homes may be occupied or vacant, non-distressed, not in or near flood zones. The homes must be in our service areas and not have an unpermitted finishes/additions or significant foundation or mold issues.

Will you be personally buying my home?

Possibly, I have my own funds and frequently purchase homes. I also work with an extensive network of investors and often purchase in partnership with them. Together we have purchased over 250 homes in the past 12 years.

Will I get market value for my home?

Many buyers will promise to buy your home and pay top dollar. Most of these people do not have the capacity to buy and are only trying to tie you up and flip the property to an investor before they have to close. We have the capacity to close and have a need to purchase for our own account. Unlike other buyers, we are real estate agents and are required by law to be honest with you about the value of your home. The price we pay will be fair for an “as is” sale net of commissions and an allowance for repairs.

How does the instant Offer process work?

You email or call and tell us about your home. We will verify that your home meets our buying parameters. If your home meets the Instant Offer parameters, schedule a time to view your home and make an offer contingent on a home contingent upon inspection. If you accept the offer, you can close in as little as 14 days. You even have the option of staying in your home up to 14 days after closing.

Will you buy my home if it is currently listed with an agent?

Our instant offer is primarily for purchasing off-market homes, but many also entertain listed opportunities. In those cases, all communication about the potential offer should happen between us and and the agent representing you.

Do I have to move right away?

No. We will work with you to pick a move date that works for your schedule, typically within 60 days of closing.

Is there a cost to request offers?
